Park Overview
KNIC Nam Long Thanh Industrial Park is located in Long Phu Commune and Phu Thai Commune, Dong Nai Province. It is invested and developed by Tan Hiep Industrial Park Joint Stock Company, an affiliate of KN Holdings Group.
The park covers a total planned area of 2,600 hectares, with Phase 1 spanning 1,000 hectares. The land use term expires in 2074, offering a 50-year tenure.
Industrial land is priced at USD 210 per square meter (tax excluded; land tax payable annually). Land lots are available for sale starting from 1 hectare, and custom-built factories can be constructed on-site.
Situated at the heart of Vietnam’s key southern economic zone (encompassing Ho Chi Minh City, Dong Nai and Ba Ria-Vung Tau), this region generates 40% of Vietnam’s national GDP.

Power Supply System
The park is equipped with two 110kV substations with a total installed capacity of 378 MW. Meanwhile, rooftop photovoltaic systems of 600 MWp and a 60 MW Battery Energy Storage System (BESS) are planned to deliver green energy and ensure uninterrupted production.
Water Supply System
The Phase 1 daily water supply capacity ranges from 30,000 to 40,000 cubic meters, and the long-term gas and water station will reach a daily capacity of 60,000 cubic meters.
Wastewater Treatment
The Phase 1 daily wastewater treatment capacity is 20,000 to 30,000 cubic meters, and the planned total long-term treatment capacity will hit 50,000 cubic meters per day. Over 25% of treated water can be recycled to meet stringent environmental protection standards.
Dong Nai Province has a population of approximately 4.5 million, among which 2.6 million are of working age, and 76% are skilled laborers.
The minimum monthly wage is 4.73 million VND (around USD 180). Reference salaries for recruitment are as follows:
General workers: Starting from about 9 million VND/month (around USD 342)
Skilled technicians: Starting from about 12 million VND/month (around USD 450)

Investment Incentive Policies
Enterprises in KNIC Nam Long Thanh Industrial Park are eligible for Vietnam’s standard investment incentives. More importantly, the Free Trade Zone (FTZ) framework is scheduled to be submitted to the National Assembly for approval in 2026. Once approved, tenant enterprises will be entitled to the following benefits:
Corporate Income Tax: Exempted for the first 5 years, followed by a preferential tax rate of 12% thereafter
Value-Added Tax: VAT refund for exported goods with streamlined refund procedures
Customs: Clearance via "green channel" and free currency conversion
Administrative Procedures: Investment Registration Certificates and Construction Permits are exempted for certain projects, drastically shortening the land implementation timeline
